The picture in the Spanish market is consistent with these findings. A 2023 analysis by the Federación de Asociaciones Inmobiliarias (FAI) found that listings with professional photography received, on average, 40% more enquiries in the first two weeks — the critical window in which buyer interest peaks.

Why this matters more in the luxury segment

In the standard residential market, a suboptimal photograph costs time. In the luxury market — where a buyer in Stockholm, Amsterdam, or Riyadh is making a decision about a €700,000 to €5,000,000 property based entirely on what they see on a screen — a suboptimal photograph can be terminal.

These buyers have reference points. They have seen the photography standards of prime London, prime Paris, prime Dubai. They apply those standards, consciously or not, to every listing they evaluate on the Costa del Sol. A dark kitchen, a distorted wide-angle, a blown-out window — each one of these signals something about the seriousness of the seller, the agent, and by extension, the property itself.

  • Controls mixed light sources — combining natural light, artificial light, and exterior views without the blown-out windows that mobile cameras default to.
  • Corrects perspective distortion — mobile lenses introduce barrel distortion that makes walls curve and spaces look smaller than they are.
  • Selects the right angles — not every angle flatters a space. Professional photography involves walking every room and identifying the sequence that tells the property's best story.
  • Delivers a coherent visual narrative — the gallery functions as a sequence, not a collection of unrelated images.

The question is never 'can we afford professional photography?' In the Costa del Sol luxury market, the question is 'can we afford not to?' A 32% reduction in time on market, on a property priced at €800,000, translates to carrying costs, financing costs, and opportunity costs that dwarf the investment in professional photography many times over.
